Realtor Rebates – Save Thousands on your next home!

When you buy a house through Ledgewood Realty, typically you won't pay us - instead we'll pay you! We refund one half of our commission back to you at closing. This usually works out to a 1.5% rebate - i.e., 1.5% of the value of the home you buy.
In other words, we pay you a lot of money to let us work for you. Sound too goo to be true? It's not. Here’s how it works:
In a typical home sale, the buyers do not pay the Realtor a commission for helping them buy the property. Instead, the seller pays the buyer’s agent a commission – usually about 3%, give or take, of the negotiated sales price. The buyer therefore typically doesn’t give a great deal of thought to the hidden cost of the commission – because on the surface it’s paid for by the seller. But in reality, this large fee is simply drawn from the money that the buyer pays for the house at closing.
So if you're a home buyer, why not get some of it back? After all, it's your money.
There’s one thing to note about our buyer’s agent rebate program: it’s not for everybody. We can perform most of the services you’d expect from a typical buyer’s agent, but in most cases we can’t be physically on site to let you into homes. Our buyer clients can examine homes through a combination of the following:
- Setting up appointments to see a given property (Ledgewood Realty can schedule these for you.)
- Attending open houses
- Driving through neighborhoods
- Visiting model homes in new-construction subdivisions
- Viewing homes on the Internet
With this in mind, our 1.5% rebate system can work well for homebuyers who fall into at least one of the following categories:
- Buyers who are only considering a small number of towns or subdivisions - i.e., If you want to see dozens of properties in several towns, you'll probably want a Realtor who can visit the homes with you.
- Buyers who are considering new-construction homes, where it’s easy to see a model property
- Buyers purchasing mid-priced or high-priced homes, where the rebate can be quite substantial
Our rebate system does not work well for homebuyers who fall into at least one of the following categories:
- Buyers who are already working with a Realtor (We're only interested in working with buyers who haven't hired a buyer's agent already.)
- Buyers who are looking in many geographical areas and require a local Realtor to show them around
- Buyers who have to sell their existing home before buying, but don’t have it under contract yet
- Buyers searching for a low-priced homes (For buyers looking for low-priced homes, we decide rebate percentages on a case-by-case basis.)
Home Buyer Rebates – Services Provided
Once you're considering putting an offer on a home, we can help you by performing the following services:
- Answering questions on specifics of the property. Need to know about homeowners association dues? Do you want to find out how long a property has been on the market? We can help you answer these kinds of questions before you place an offer.
- Guidance on value. We can perform a comparative market analysis (CMA) and help you determine the right offer price.
- Creating an offer. We’ll help you draft an offer using an approved offer to purchase contract. We will help you fill out the proper terms and conditions – including mortgage contingencies and other important contract considerations.
- Negotiating the offer. Once the offer is created, we will present it to the listing agent on your behalf. We will negotiate the purchase price and other terms and conditions, representing your best interests throughout the process.
- Shepherding the transaction towards closing. After you and the seller have come to an agreement on price and other terms, together we’ll move the buying process towards closing. We will help to coordinate an appraisal, home inspection and final walkthrough. We’ll review your HUD-1 closing statement, to help ensure that you and your lender are paying the proper amount for the home. Finally, we’ll help to ensure that last-minute loose ends are taken care of.
